On an assigned tour of duty, supervises a small- to medium-sized group of employees, principally cleaners, engaged in cleaning and maintaining college buildings and their furnishings. This involves such tasks as sweeping, dusting, scrubbing, polishing, washing, shampooing carpets, cleaning sidewalks and walkways of dirt, debris and snow, gathering and disposing of refuse in accordance with New York City recycling regulations, operating elevators, moving school furniture, and mowing and caring for lawns.
- Inspects work of subordinates to insure maximum efficiency, economy and quality of work.
- Prepares work schedules utilizing college systems for scheduling and/or timekeeping.
- Stores and issues supplies.
- Trains or arranges for training of new employees.
- Monitors and evaluates employee performance in keeping with CUNY guidelines.
- Maintains records and prepares required reports.
- Oversees the use and maintenance of cleaning equipment such as compactors, extractors, buffing machines, vacuum cleaners, etc.
- May perform minor maintenance work such as replacing light bulbs.
- Ensures all appropriate safety procedures are observed in the performance of tasks.
- Directs the use of ladders in the performance of assigned tasks in compliance with all safety regulations.

MINIMUM QUALIFICATIONS
Completion of an eighth grade education and three years of full-time experience in the cleaning and maintenance of a building.
- Additional education above the eighth grade may be substituted on a year for year basis for up to two years of the required work experience. However, all candidates must possess a minimum of one (1) year of full-time work experience as described above.
- For work experience requirements, CUNY considers full-time work to be 35 hours per week. Part-time experience of at least 20 hours per week may be prorated and credited instead of, but not in addition to, full-time experience during the same period. Part-time experience of less than 20 hours per week will not be credited at all.
- Demonstrated English language proficiency, including ability to speak, read, write, and understand English well enough to meet minimally acceptable performance standards set for job duties.
- By the completion of the probationary period, demonstrated competency in supervising employees.

- Maintains a management information system to provide data for the planning and control for project development.
- Establishes project time and cost schedules.
- Determines and coordinates the activities required between the persons, agencies and departments responsible for project completion.
- Reviews all schedules, reports and orders prepared by consultants, contractors and agencies to assure conformance which project completion dates.
- Checks work performance and prepares management reports which stress significant problems.
- Resolves problems that arises in meeting schedules and costs.
- Meets with colleges, consultants, contractors and citizen groups.
- Advises and makes recommendations in formulating project needs, options, and consequences, assuring that functional requirements are adequately articulated and that proposed projects fulfill these requirements. Assists in developing scope of project, drawing upon CUNY technical resources to develop conceptual estimates and schedules.
- Oversees the consultant selection and contracting process, and manages these contracts, or retains in-house design and construction management staff.
- With the colleges, conducts a post-occupancy evaluation of facilities.
- Supervises subordinate employees.
- May incidentally perform duties of subordinates.

1. A baccalaureate degree from an accredited college in engineering, architecture, landscape architecture, business administration, or public administration, and two years of full-time satisfactory experience in the planning, administering or expediting of engineering design and/or construction, or coordinating an engineering project including or supplemented by one year of experience supervising employees performing such tasks or supervising a large and/or complex construction project; OR
2. A four year high school diploma or its equivalent and six years of experience as described in 1 above; OR
3. Education and/or experience which is equivalent to 1 or 2 above. An accredited master's degree in one of the disciplines described in 1 above may be substituted for one year of the required experience. However, all candidates must have at least one year of supervisory experience as described in 1 above.
Assignment Level II: Special Requirements
